Two BR at 24th Blvd and Marshall Blvd

$750/month

Marshall Square / Little Village / W Pilsen

2 BR apartment available after 8/1/2008 , About 1,000 sf, in Marshall Square neighborhood, the eastern tip of of Little Village; about a 10 minute bike ride from UIC west campus, 5 minutes to Sinai or county courthouse. Very close to two schools. Good access to vital 26th street and Cermak commercial corridors, which both feature a thriving assortment of independent/family owned business.

Vintage 1920s charm, 3rd floor walkup overlooking Marquette and Joilet statue at corner of 24th and Marshall Boulevards. The view north up the Boulevard from the living room is beautiful. The apartment features original/unpainted hutch and trim. Original rustic maple floors are freshly exposed and refinished throughout. There is a seperate pantry. Each bedroom features a large window and a walk-in closet. The heat is gas forced-air, controlled by the occupant. The gas bills have been suprisingly low for the size of the apartment. All windows on outside walls are either recent thermopane replacements, or vintage wood with intact and complete storm windows for minimization of drafts and responsible energy usage. Ceiling fans provide additional circulation.

This is a 3rd floor apartment; the attic is not inhabited (no footsteps overhead).

Refrigerator and stove are included, which is not customary for the area.

The tenant pays gas and electric and any phone/internet/cable services desired.

There is currently not in-unit laundry.

This unit has its own seperate/locked hobby/storage room in the enclosed porch, perfect for bikes.

There is a large new garage which is available for use for neighborhood bike clinics and workshops and additional storage per arrangement.

There are currently no smokers in the building. Near 2 beautiful school buildings-- 3 residences from Spry school (1890s brick victorian) and facing magnificent Art-deco Saucedo elementary (formerly Harrison High School)

Transit:

California Pink line train (4-5 blocks)

#60 Pilsen/UIC/downtown (24 hrs- 2 blocks)

#94 California (late- 2 blocks)

#21 Cermak (late- 2 blocks)

#52 Kedzie/California (3 blocks)

Bicycle: Convenient to Ogden corridor (bike lane) or 19th, 21st streets (both quiet secondary streets which are through all the way to Halsted). There are many options for travel downtown or to UIC while avoiding busy streets. This area may have the most dense network of secondary "through" streets in the city, making it possible to bike to almost any destination, even to Cicero, primarily on a quiet side street.

The boulevard facing is like having a park for a front lawn In the summertime there are many family gatherings along this parkway, and live music can be heard from many directions on some holiday weekends.

The backyard was redone last year and gardening options can be facilitated.

Automobile parking is difficult here due to the boulevard configuration, so ideal tenant will be bike/ped/transit oriented and able to appeciate a neighborhood that was built for PEOPLE first, and not just cars.
